For Landowners

You've got the land. We'll show you what to build on it.

A quarter acre, a half acre, family land you weren't expecting — most people freeze at step one and the lot just sits there paying taxes. Arena makes it simple: tell us the address, we check what it can become, and you get a fixed price and a plan that fits.

From raw dirt to finished home, in three steps

01

We check what your lot can become

A free parcel and zoning check — setbacks, utilities, and ADU eligibility, translated into plain options. You don't have to become an expert; that's our job.

02

You see real cost and return, side by side

Live in it, add an income ADU, or build a small multi-unit — each with a real fixed price and a real rent estimate, so you choose with numbers instead of guesses.

03

One team, permit to keys

Steel, fixed price, built in weeks. Arena carries the surveyor-designer-permit-builder coordination that makes development feel overwhelming. You make the decisions; we do the running around.

The same lot can be several different plans

The right answer depends on your goals — and the honest numbers behind each.

01 · Live in it

A home on land you already own

A complete, engineered house — often well below what the resale market charges. The 1,470 sq ft American Dream is a full 5-bed family home at a fixed $257,250.

02 · House-hack it

A home that helps pay for itself

A primary home plus a backyard ADU that rents from day one — an estimated $1,400–$2,850 a month. Read the Utah house-hacking playbook.

03 · Turn it into income

Land that becomes a rental property

On a qualifying lot, the Investor Triplex puts three self-contained doors on one foundation — live in one and rent two, or rent all three.

Find out what your land can do

Tell us where the lot is. An Arena advisor pulls your parcel, checks what's buildable, and calls back with your options and a fixed price — no obligation.

Landowner questions, answered

Q

I inherited a lot but don't know where to start. What's step one?

A free parcel check. Give us the address and Arena verifies zoning, setbacks, utilities, and ADU eligibility, then tells you in plain language what your land can legally become — before you spend a dollar.

Q

Can I build both a main home and an ADU on the same lot?

Often, yes — it depends on your city's zoning and lot size. Utah's ADU rules changed fast and vary by city; Arena checks your exact parcel. See our guide to Utah's 2026 ADU laws for the details.

Q

What does it cost to build on land I already own?

Arena builds at a fixed $175 per square foot, turn-key — from $128,625 for the 735 sq ft Compact to $385,875 for the three-unit Investor Triplex. Already owning the land is a major head start on the whole project.

Q

How long does it take once I decide?

Weeks, not years. Arena homes are panelized cold-formed steel — cut in a Salt Lake-area factory and assembled on your site, so after permits the build itself moves fast.
