1 · ADU cost calculator

Build it from components. Watch the price.

The ground level is always living. Add sleeping levels, a loft, a rooftop deck and a garage. Stairs come with a sleeping level, loft or deck. The build-up is the same one every proposal uses.

Request a quote

The build-up is the component price. Anything still open is marked request a quote, never a made-up number. Land, site work and the front door stay off the price until they are confirmed.

2 · Plan fit and rent

Which plan fits, and what it rents for.

Your result appears here.

We match you to an Arena plan and show its average rent. The build price comes from the component build-up on your lot.

3 · Does your lot qualify?

Enter your address. We check it against Utah's ADU law and your city's own rules. Three minutes, no email.

Questions

About the calculator

How does the ADU calculator work?

Pick a footprint, then add sleeping levels, a loft, a rooftop deck and a garage. The calculator sends those components to Arena's pricing engine, the same one every proposal uses, and shows the build-up it returns. The website does not store a build price.

Is the number a quote?

It is the component build-up for the home itself. Land, site work, the front door, and anything specific to your parcel — a long utility run, a retaining wall, a city impact fee — stay off it until an advisor confirms them against your address. Anything still open shows as request a quote, never a made-up number.

What could an ADU rent for?

Arena's plans rent for roughly $1,400–$2,850 a month across the Wasatch Front, depending on the plan. The plan-fit calculator below shows the average rent for the plan that matches your goal.

Does my lot qualify for a detached ADU?

Since October 1, 2026, Utah Code § 10-21-304 has made a detached ADU a permitted use on lots of 11,000 sq ft or more with a single-family home, in cities of 5,000 people or more. Many cities also allow ADUs on smaller lots. Enter your address in the lot check and Arena checks your parcel against your city's rules.

How long does an ADU take to build?

Financing runs 3–5 weeks, permitting 3–5 weeks, construction 6–8 weeks, and staging and finish 2 weeks.
