Every price is built from the footprint and the levels you choose, then published. Rent estimates are Wasatch Front averages from Arena's plan set; The Launchpad's figure is for its 2 bed / 2 bath ADU only. Land, and anything your city adds at the counter, is quoted separately.

Most ADUs in Utah cost between $150,000 and $350,000 to build in 2026. A garage or basement conversion typically runs $120,000–$200,000, while a detached new-build ADU of 600–1,000 sq ft generally runs $200,000–$350,000 depending on finishes, site work, and utility connections. Arena prices every plan at a fixed, published price, so The Lookout at 735 sq ft is $128,625 before you have given anyone your email.
Yes. Utah already required most cities to permit internal ADUs. From October 1, 2026, S.B. 284 (Utah Code § 10-21-304) also makes a detached ADU a permitted use on most lots of 11,000 sq ft or larger — no conditional use permit. Cities keep setbacks, height, parking caps and owner-occupancy rules, which is why we wrote a page for each city.
From signed design to final inspection a typical Utah ADU takes 5–9 months with a conventional builder: 4–8 weeks of design and permitting, then 4–6 months of construction. Arena's cold-formed steel panels are CAD-cut in a Salt Lake-area factory and assembled on site, so the build itself moves in weeks.
Generally yes. A well-built ADU adds both rentable income and resale value — many Utah homeowners see $1,200–$2,000 a month in rent and a meaningful bump in appraised value. Arena's plans are engineered to rent from day one, at roughly $1,400–$2,850 a month depending on the plan.
Yes — common options include a home equity line of credit (HELOC), cash-out refinance, renovation loans, and construction loans. Some homeowners use projected rental income to help qualify. Arena can point you to Utah lenders who specialize in ADU financing.
Most single-family lots in Utah qualify for at least an internal or attached ADU. For a detached unit, the number that matters from October 1 is 11,000 sq ft — above it, your city must permit one by right. Share your address and Arena will tell you what your specific lot allows.
