The ground level is always living. Add sleeping levels, a loft, a rooftop deck and a garage. Stairs come with a sleeping level, loft or deck. The build-up you see is the same one every proposal uses.
The build-up is the component price. Anything still open is marked request a quote, never a made-up number. Land, site work and the front door stay off the price until they are confirmed.
The ground level. The kitchen is 180 square feet and each bedroom is 105. The other rooms split the rest of the level. That split does not change the level's price.
Each sleeping level is its own component. A loft stays within the footprint. A rooftop deck sits on the roof. Every stair flight is in the price. A sleeping level adds a story of the chase.
One or two bays, inside or on the end. The bay count is what the build-up prices. Placement is recorded for the proposal.
